The service

Scaffolding for renovation and refurbishment work

Renovation projects rarely follow a single, predictable shape. One week it's roofers, the next it's render contractors, then window fitters and painters, all needing safe access at different heights and different sides of the building. We design the scaffold around that sequence rather than a single trade, so you're not paying to adapt it halfway through.

Mason surveys the property in person before any drawings are made, checking access routes, boundary lines, overhead cables and the condition of the existing structure. On older Kent properties; timber-framed cottages, Victorian terraces, weatherboarded barns; that survey matters: uneven ground, soft brickwork and listed-building constraints all change how the scaffold has to be built.

Refurbishment work often means scaffolding stays up longer than a straightforward new-build wrap, so we build in the six-week hire as standard and keep communication open with Katie in the office if the programme shifts. Extensions to that period are quoted honestly, without penalty pricing for delays that are outside anyone's control.

We're used working around occupied homes and live businesses. Where residents or staff remain on site throughout, we plan scaffold positioning and boarding to keep windows, doors and fire escapes usable, and we sheet or net the structure where dust and debris need containing.

Every renovation scaffold is inspected weekly for the duration of the hire, with records and scaff tags kept on site and handed over at the end of the job, alongside RAMS documentation prepared before work starts.

Who it's for

Homeowners renovating period or modern properties, landlords refurbishing rental stock, and contractors managing multi-trade refurbishment programmes across Kent.

When you need it

Full or partial re-roofing, external wall insulation, rendering, repointing, window replacement, extensions to existing structures, or any refurbishment needing safe elevated access.

Why a professional scaffold

A scaffold designed for the whole project sequence; not just one trade, avoids repeated dismantling, protects the building fabric, and keeps every contractor working to the same safe access.

What it costs to wait

What goes wrong without the right scaffold

Renovation sites change shape as the work progresses, and access that was fine for the roofers can be wrong for the render team a fortnight later. Getting the scaffold design wrong at the outset causes delay, cost and risk further down the line.

Wrong scaffold for later trades

A structure sized for roofing alone often can't take the loading or reach needed for scaffolders working render, cladding or window installation, forcing costly modifications mid-project.

Damage to period or soft brickwork

Incorrectly positioned standards, ties or base plates can crack old brick, timber frames or render, leaving repair costs that outweigh any saving on the scaffold itself.

Unsafe access on live occupied sites

Where residents or staff remain in the building, poorly planned scaffold access can block fire escapes, entrances or windows, creating both a safety and a legal problem.

Mistakes we get called out to fix

  • Booking scaffolding trade by trade instead of planning the whole sequence upfront
  • Ignoring boundary and neighbour access before the scaffold goes up
  • Ties fixed into soft or unstable existing brickwork without checking first
  • No allowance made for skips, deliveries or site storage around the structure
  • Leaving inspection and scaff tag records off site or undocumented
  • Assuming a scaffold built for roofing will suit rendering or window works later

Our process

From First Call To
Signed-Off Scaffold

01

Free site survey

Mason visits the property to assess the full renovation scope, access routes, ground conditions and any listed-building or boundary constraints.

02

Written quote within a day

Katie turns the survey into a clear written quote covering the whole project sequence, back to you within one working day.

03

RAMS and scaffold design

Risk assessments, method statements and; where the scaffold is non-standard; design drawings and calculations are prepared before any work begins.

04

Erection to CISRS standard

One or two teams, depending on demand, erect the scaffold to suit the full trade sequence, protecting the building fabric and boundary throughout.

05

Weekly inspection through to strike

The scaffold is inspected weekly for the duration of hire, with tags and records kept current, then struck cleanly once the last trade is finished.

What you get

Specific Outcomes,
Not Vague Promises

One structure for every trade, not five

Planning the scaffold around the full renovation sequence means fewer re-erections, less disruption and one consistent point of access for every contractor on site.

CISRS-trained teams on every lift

All scaffolders hold CISRS cards and CITB training including working at heights and manual handling, so erection and dismantling are handled to a consistent, checked standard.

Built to last the whole programme

Renovation scaffolds are designed for the duration of the works, not just the first fortnight, so the structure stays sound as the project moves from roof to render to finishing trades.

A quote you can compare with confidence

We beat any genuine written scaffolding quote, so you're not paying over the odds for access that's simply doing its job.

Documented and accountable throughout

RAMS, scaff tags and weekly inspection records are kept on site and handed over at the end, so there's a clear paper trail if anyone; building control, a client, an insurer, asks for it.

Respectful of the property and neighbours

Known locally as the posh scaffolders, we keep the site tidy, protect finishes and boundaries, and stay considerate of neighbours throughout what can be a lengthy renovation.

In detail

How renovation scaffolding is designed and built

Renovation work asks more of a scaffold than a single-trade job, because the same structure has to serve roofers, renderers, window fitters and decorators over weeks or months.

Materials used

Most renovation scaffolds use standard steel tube and fitting or system scaffold, chosen on site depending on the building's shape and the access needed. Boarding is laid to give safe working platforms at each stage the trades need, with toe boards and guard rails fitted throughout.

Where dust, debris or weather protection is required; common on rendering or repointing work; sheeting or debris netting is added to the frame. On listed or sensitive buildings we take extra care with tie positions and padding to avoid marking stonework or timber frames.

Methods and approach

The scaffold is planned around the full renovation sequence from the outset, so platforms, ties and access points suit roofing, then render, then windows and finishing trades without needing rebuilding between phases. Ground conditions and base plate positioning are checked carefully on older properties where foundations may be shallow or uneven.

Weekly inspections are carried out for the duration of the hire, with any adjustments needed for a new trade; extra boarding height for window fitters, say; made as part of that ongoing management rather than as a separate, chargeable job.

Service variations

Some renovation jobs need a straightforward independent scaffold around the whole building; others need birdcage scaffolds internally for ceiling or roof structure work, or partial wraps where only one elevation is being refurbished at a time. We size the job to the actual scope rather than defaulting to a full wrap.

For non-standard configurations; cantilevered sections over a driveway, or scaffolds tied into an adjoining property; design drawings and calculations are produced at an additional charge, giving a documented basis for the structure's safety.

Situations it applies to

Full renovations of period cottages and farmhouses, refurbishment of Victorian and Edwardian terraces, landlord refits between tenancies, and phased refurbishment programmes across multiple units all call for this kind of sequenced scaffold planning.

It also applies to part-renovations, a single rear extension combined with re-rendering the whole house, for example; where access needs differ significantly from one elevation to another.

Residential vs commercial differences

Domestic renovation scaffolding usually needs to work around occupied homes, so access, noise and containment are planned with residents' daily use of the property in mind; keeping doors, driveways and windows usable wherever possible.

Commercial refurbishment, such as converting or updating a row of shops or offices, brings different demands: public safety at pavement level, hoarding and signage requirements, and often tighter programme deadlines tied to lease or opening dates, all of which shape how the scaffold is sequenced and boarded.

Questions Answered

Still unsure? Ring 07355 037000 and speak to Katie or Mason directly.

How much does renovation scaffolding cost in Kent?+

Cost depends on the size of the property, how long the scaffold needs to stay up and how complex the access is. We don't quote blind, a free site survey lets us give you an accurate written quote within a day, and we'll beat any genuine written quote you've already had.

How long does renovation scaffolding stay up?+

A six-week hire period is included as standard, which covers most renovation programmes. If your project runs longer, we'll agree an extension with you honestly rather than applying penalty pricing.

What's the process from enquiry to scaffold going up?+

We start with a free site survey, follow up with a written quote within a day, then prepare RAMS and any design drawings needed before erection. One or two teams build the scaffold depending on job size and current demand.

Do you guarantee the scaffold is safe?+

Every scaffold we put up is guaranteed to be secure, safe and fit for its intended purpose, backed by £10 million public liability and £10 million employers' liability insurance.

Can the scaffold be adapted as different trades come on site?+

Yes; because we plan around the full renovation sequence from the start, most changes between trades are handled as part of the ongoing weekly inspection rather than a separate rebuild, though larger changes in scope are quoted fairly.

What happens if I need scaffolding urgently?+

We answer the phone out of hours and aim for a fast response, day or night, for genuine emergencies such as storm damage exposing a renovation in progress. Call 07355 037000.

What paperwork do you provide?+

You'll receive RAMS before work starts, plus scaff tags and inspection records throughout the hire, all handed over at the end of the job. Design drawings and calculations are available for non-standard scaffolds at extra charge.

Do you cover my area of Kent?+

We work across Tonbridge, Tunbridge Wells, Hadlow, Kings Hill, Paddock Wood, Maidstone, Sevenoaks, Ashford, Canterbury, Dartford, Gravesend and into London, covering Kent, Sussex and London more broadly.
